Terms and ConditionsMAXIMUM OCCUPANCY: The maximum number of Guests at the Villa is limited to the number of persons indicated on the Reservation Confirmation. Guests must notify Cimmaron St. John ahead of time if the number of people in the party has changed. Should a group arrive with more persons, Guest will be required to pay any additional rental amounts before occupying the Villa. CHECK IN / CHECK OUT: Check in time is 3:00 pm. Check out time is 10:00 am. There is no deviation from this policy unless approved by Cimmaron St. John prior to day of departure. CANCELLATIONS: Unless Cimmaron St. John is able to re-rent the property for the dates of cancellation, all rental funds paid are non-refundable. In event the Villa is re-booked for the dates cancelled, Guest will receive a refund of the amount paid less any difference in the rental rate of the new booking and less a 20% administrative fee. Cancellation or early departure after Guest’s check in date do not warrant any refund in amounts paid. HURRICANE/STORM POLICY: The hurricane seasons officially runs from June 1st through November 30th. Guests may need to be evacuated for their safety. In the event a hurricane or tropical storms interrupts Guest’s travel arrangements, Cimmaron St. John is not responsible for the airline changes, the cost of alternate accommodations, or cancellation fees. No refunds will be given unless a mandatory evacuation in a Tropical Storm/Hurricane Warning Area is issued by the National Weather Service. If Guest does not have Travel Insurance to cover the rental amount paid, the day that a mandatory evacuation order in a Tropical Storm/Hurricane Warning area is issued, Cimmaron St. John will refund: TRAVEL INSURANCE: Cimmaron St. John highly recommends all Guests purchase travel insurance. One option for purchasing travel insurance is: www.csatravelpro.com DAMAGE DEPOSIT WAIVER FEE: Guest agrees to pay a non-refundable Damage Deposit Waiver Fee in the amount of $45.00. This fee is insurance for up to $500.00 in accidental, unintentional damage which may occur at the Villa during Guest’s stay. The fee covers Villa property, but does not cover Guest property. To benefit from the insurance coverage, Guest must report any damage to Cimmaron St. John prior to final departure from the Villa. Guest will remain responsible for full replacement or repair costs, including any collection costs including attorney’s fees, for any damages that are not reported or that are a result of the willful/wanton conduct of Guest. Some villas may require a security deposit in addition to the Damage Deposit Waiver Fee. LIMITATION OF LIABILITY: Neither Cimmaron St. John nor the owner of the Villa will be responsible to Guest for any accidents, injuries or illnesses that occur while on the premises or its facilities. By accepting this reservation, it is agreed that all Guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. Guest agrees to waive any right to bring legal action arising out of or relating to participation by Guest in any activities or use of the Villa`s equipment, facilities or any services provided.
SERVICE INTERRUPTIONS AND REPAIRS: Cimmaron St. John will make every effort to facilitate repair of any interrupted service over which it has no control (i.e., electrical service, internet, telephone, cable/satellite TV) and to respond to any other service or repair issues at the Villa. It is the Guest`s responsibility to notify Cimmaron St. John of any problems encountered during their stay immediately upon discovery. We are available 24 hours a day. No refund or rate adjustment will be given for unforeseen failures/interruptions of services or systems. ENTRY INTO VILLA: Cimmaron St. John’s staff or other service personnel may enter the Villa to perform any necessary repairs and will make every effort to resolve the problem with minimum disturbance to the Guest. If the Villa is for sale, Cimmaron St. John will contact the Guest to schedule a showing at a time convenient to the Guest. SECURITY: Guest will be given keys to the Villa and will be solely responsible for locking the Villa and for the safeguarding of their personal property. Most of the villas provide safes in which to store Guest’s valuables. Guest agrees to pay a fee of $50 for lost Villa keys and $100 for lost safe keys/gate remotes. Neither Cimmaron Property Management, Inc. nor the owners of the Villa are responsible for the loss of personal belongings of the Guest. CONSERVATION: Water is precious on St. John and electricity costs are very high. Please do not leave water running and report any leaky plumbing or ‘running’ toilets immediately. Please turn air conditioners off when out of the rooms or away from the Villa. SMOKING: Smoking is not permitted inside the Villa. Guest agrees to pay a fee of not less than $100.00 for cleaning if smoking inside the Villa is detected following Guest departure. MAID SERVICE: The Villa is thoroughly cleaned before and after Guest’s stay. Mid-stay “tidy up” maid service is complimentary at some villas. Additional maid service may be scheduled with Cimmaron St. John at Guest’s expense. FURNISHINGS. The Villa is fully furnished and equipped with linens, bath and beach towels, beach chairs, coolers, kitchen appliances, cookware and utensils, etc. Only beach towels, beach chairs and coolers may be removed from the Villa for visits to the beach and they must be returned to the Villa after each use. Please do not rearrange the furniture. GARBAGE REMOVAL: There is no curbside trash collection service on St. John. Guests are expected to remove their garbage from the Villa regularly and deposit it in the trash deposal location indicated by their greeter and/or in information provided at the Villa. Guest agrees to pay a fee of not less than $25.00 if disposal of excessive trash is required following their final departure. TELEPHONE CALLS: All local calls on the Villa phone are free. You must use a calling card (available in local markets) for long distance calls on the Villa phone. Some major cell phone providers offer service on St. John although service may be spotty and incur roaming charges in certain areas. Guest should contact their service provider prior to arrival to determine if they service the US Virgin Islands and if they have additional roaming charges. PETS: Pets are NOT allowed in the Villa without the prior WRITTEN approval of Cimmaron St. John. DRUGS AND HAZARDOUS MATERIALS: Guests or their visitors are not permitted to bring illegal substances or hazardous materials to the Villa. WRITTEN EXCEPTIONS: Any exceptions to the terms of the rental agreement or rental policies must be approved by Cimmaron St. John in writing in advance. BINDING EFFECT: The terms of Rental Confirmation and the rental policies become binding upon the parties upon Cimmaron St. John’s receipt of Guest’s initial payment. |
